What Other times should an EICR be carried out?

There are a number of other times when Electrical Installation Condition Reports (EICR) should be carried out.

  • When a property is being prepared for letting or a change of tenancy

  • Before selling a property or buying a previously-occupied property

  • Damage has occurred to the installation IE. Fire, Flooding, Vandalism, Lightning Strike

These times are a guide and generally for a newly rewired or new build property, when the inspection is carried out the electrician will make a decision on the recommended retest time based on the condition of the installation.

After the inspection has been completed you will be issued with a report (EICR) on the condition of the electrical installation, although this will be described as Satisfactory or Unsatisfactory, it contains detailed information on whether the installation is suitable for continued use and may have particular observations coded as follows:

  • C1 - Danger Present
  • C2 - Potentially Dangerous
  • C3 - Requires Imporvement
  • FI - Further Investigation Required

  • C1 indicates there is a Danger Present and immediate action should be taken, the electrician should not wait to issue the paperwork, the defect should be rectified or the circuit isolated immediately
  • C2 indicates that although the defect is not currently dangerous, under fault conditions it could pose a hazard to users of the installation
  • C3 - indicates that the defect, whilst is not considered to be a source of immediate or potential danger, improvement would contribute to a significant enhancement of the safety of the electrical installation. This is often due to new regulations that have been put in place since the original installation

The EICR will check the electrical installation against the requirements of BS7671 – Requirements for Electrical Installations (IET Wiring Regulations), which is the national safety standard for electrical installations, and contains around 850 Regulations

To Carry out an EICR in a property. All electrical Appliances will be needed to be disconnected from the wall sockets, any essential equipment, may be left in and powered on until the time of the electrical tests carried out.

All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use.

Such safety checks are commonly referred to as 'periodic inspection and testing'.

Once completed you will be issued with an Electrical Condition Report (EICR).

A periodic inspection will:

# Reveal if any of your electrical circuits or equipment are overloaded.
# Find any potential electric shock risks and fire hazards.
# Identify any defective electrical work.
# Highlight any lack of earthing or bonding.
Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property.

Once the inspection has been carried out, this report is passed to our NICEIC Principal Qualified Supervisor, for the Final Verification of Test Results, & Observations in accordance with to the requirements of the Client, to BS7671 2018 18th Edition, Amendment 2, NICEIC Principal Qualified Supervisor decision is final.

-These results & recommendations are passed back to our NICEIC Principal Duty Holder, who if necessary provide a Written Quotation for any remedial works.

The Written quotation / pricing proposals are for anything which can be found having a Codes 1, 2, and FI (further investigation needed). some of the Code 3's will be rectified at the same time as the other issues, as they are integral to those works.

We aim to turn the Reports & Quotation around within a couple of days, however there can be at times further delay depending on the complexity of these reports, and work loads on the Electrical Team.

-The reports off-site, can take between 1 - 6 hours to complete prior to quotations, (some tests can be complex along with potential remedial work) checking over & taking around the same time period.

-We apologise in advance if this may be the case.

Should the property be an Occupied Tenanted Property. We request that the landlord / letting agent notifies the Tenant, and access to the property is confirmed.

Should the property be a House Purchase, then arrangements have been duly Confirmed with the Current Occupier, and also the Sales agents.  This will be needed to be confirmed with the Bright Spark office including name of the person we are to meet on the day.

Please note that the electrical supply will be SWITCHED OFF for a period whilst the Installation is inspected & Tested.

I live in a very old house with many different electrical systems. As a condition of my household insurance I had to have the house electrics upgrade to a modern standard. I engaged Bright Spark for the complex project. My experience of their service was that they are a highly professional company who completed the work on time and on budget. However, and just as importantly, the work was carried out with consideration and care, sadly a rare occurrence in today's society. I have no hesitation in recommending Bright Spark to my friends.

We recently appointed Bright Spark Electrical Services for upgrading our home electrics. Initially their quotation submitted was very professional, every detail of work to be carried out was itemised. The work was completed very efficiently and very speedily. In fact a good tidy electrical job. I believe in giving credit where it is due I would recommend Bright Spark Electrical Services not only for the work completed in my home, but also for their impressive record, which can be easily checked.

Karen recently came to our place on a Sunday afternoon when our kitchen suddenly lost all power. She found and fixed the problem with the breaker very quickly, and also checked the others. She did a great job and we were very pleased to get it fixed so quickly! I recommend her to friends, and will definitely call her the next time we need an electrician.
